Buying A House? NEW houses have LESS space, MORE conveniences

According to the National Association of Home Builders (NAHB), homes keep shrinking. In the past four years, the average build downsized and now averages 2,520 square feet, with fewer rooms. Builders are modifying their floor plans from the once-popular 4 BR, 3 BA layout to the Open Concept with lots of bells and whistles.

This is exactly what we are seeing in the housing market these days. Buyers want LESS space and MORE conveniences. AND it is most likely what you are looking for in your next home.

What does this mean for the Seller? Buyers are demanding that older homes be updated and have these bells and whistles. Conveniences like ENERGY-STAR-rated appliances, SMART techonology, upgraded flooring and fixtures, to name a few. We are starting to see an influx of houses hitting the market week after week showcasing these new trends. Text/Call me at (317) 625-0655 and let’s check them out before they are gone!

House Envy. It’s A Real Thing

Credit: My Job Quote

What a Superbowl 🏈Game! CHIEFS did it again – pulled it out in the last quarter! Between the chicken wings covered in Lynn’s secret family BBQ  sauce or the seven layers of happiness, I sure ate way too much.

While recovering, I came across this infographic and thought how true it is. Over 70% of homeowners in the US have copied a neighbor’s decor. Top areas include indoor/outdoor furniture and color schemes. Hopefully, this doesn’t surprise you. Because its human nature – someone tried the latest trends and it worked. So why not try it in your own house.  😉

Wondering how this relates to buying/selling a house … I see it every day. Most SELLERS need to update their homes to sell fast and get top dollar.  But instead of consulting with an expert, in the field, they compare themselves with their neighbors. Then they go out and spend thousands of $$ dollars and hundreds of hours in sweat equity for a small return.

We all know that 9 out of 10 BUYERS want a move-in ready house.  They don’t want to update it once they move in (because they most likely just updated theirs!)

So if you are planning on selling your home 🏠 in the very near future and BEFORE you spend up to $10,000 to compete with the Jones, Consult with an expert, not your neighbors. I offer a FREE Room By Room Analysis with “No Strings Attached”. I know first hand what buyers are looking for.

Not selling this Spring? No worries – there are benefits in talking with me early – Give yourself some time to plan for those repairs/home improvements. Happy to help so when the time is right – you can yield a quick home sale as well as sell for the most $$$.

Weighing the Costs of Home Remodeling Projects vs. Moving ??

Did you get a chance to get to the Home Show at the fairgrounds? Each year, I walk the show with grand visions of home improvement projects that I want to tackle. And then POOF 💨 I am hit with the reality that it takes more time ⏱️ and money 💰 than I have (or willing to spend). Who’s with me???

It’s no surprise that home remodeling projects can be costly, so before jumping in, it makes sense to consider which upgrades are likely to give you the biggest bang for your buck when selling your home 🏠. Remodeling Magazine recently released its 2020 Cost vs. Value Report, which looked at 22 home upgrades that offer the best value. I took a snapshot of Indianapolis and this is what I found as decent projects to tackle that can recoup over 90% of your costs.

  • Entry Door Replacement
  • Bath Remodel (in the midrange)
  • Deck Addition
  • Minor Kitchen Remodel (in the midrange)
  • Garage Door Replacement
  • Siding Replacement

So before you tackle that home improvement project, give me a call at (317) 625-0655 to discuss specifics! I offer a free Room By Room Analysis with “No Strings Attached”. Which means is that I walk the property (inside and out) and give my two cents on repairs/improvements that could be done to yield a quick home sale as well as sell for the most $$$. Who’s in?
