Local Market Review: October 2020 Housing Data

Housing data was just released by the MIBOR BLC®, comparing October 2019 to October 2020.

  • An increase in Median Sales Price of 15.1 percent to $221,000
  • An increase in Closed Sales of 16.4 percent to 3,689
  • New Listings increase 2.2 percent to 3,746

My two cents ….Market has been on a tear.  This is the first sign of it easing off the gas pedal.  We’ll need to see the next couple of months’ data to see if this is an outlier or a trend change.

SEPT 2020 Housing Data

MIBOR just released its’ Central Indiana sales numbers, which includes the following counties: Bartholomew, Boone, Brown, Decatur, Hamilton, Hancock, Hendricks, Jackson, Jennings, Johnson, Madison, Marion, Montgomery, Morgan, Putnam, and Shelby.

From a year ago this time –

  • Closings are up 17%
  • Inventory is HALF of what it was
    • But New Listings now rising
  • Prices up 19% from a year ago
  • With avg sales price 99% of the asking price
